Zero Cost. Real Impact.

The fees you already pay could build a home.

Through Smart Redirection, a small portion of the processing fees your business already pays is redirected to Front Porch Cohousing — funding neuroinclusive homeownership for adults with I/DD in Bucks County, PA. No checks. No new costs. No budget adjustments.

The Caregiver Cliff is already here.

Across Pennsylvania, 130,000 adults with autism and other intellectual and developmental disabilities live with aging parents who are their primary caregivers. When those parents can no longer provide care, there is no plan.

Front Porch Cohousing is building the answer — Pennsylvania's first Neuroinclusive Planned Community where adults with I/DD own their homes, build equity, and live as full members of a caring neighborhood. What remains is the capital to build it.

Zero cost. Permanent impact.

The Forever Front Porch Funding track is designed for any business that already accepts credit card payments. Through Smart Redirection, a small portion of the processing fees you already pay — fees that currently disappear into your processor's revenue — is redirected to Front Porch Cohousing instead.

You write no checks. You adjust no budgets. You simply say yes — and every transaction your business processes becomes a compounding, permanent contribution to neuroinclusive homeownership in your community.

Built for businesses that want to do more — without doing more.

Zero Out-of-Pocket Cost

Smart Redirection uses processing fees already in motion. Your business bears no new expense — not a dollar, not a cent.

Compounding Monthly

Every transaction adds to your cumulative contribution. The more your business grows, the more impact you create — automatically.

FPC Handles Everything

Our team manages the setup, the paperwork, and the processor coordination. Your only job is to say yes.

Permanent Recognition

At your cumulative milestone, your business name is engraved on the Founding Partners Walkway — the stone path residents walk every day for generations.

Not a plaque in a lobby. The ground they walk on every day.

The Founding Partners Walkway is the paver path that runs between the homes at Pennsylvania's 1st Neuroinclusive Planned Community in Hilltown Township, Bucks County. Every resident, every visitor, every family member will walk across it every single day.

When your Forever Front Porch Funding contributions reach their cumulative milestone, your business name is permanently engraved in that stone. Not a temporary sponsor banner. Not a digital badge. Stone. Permanent. Theirs.

Pennsylvania's 1st Neuroinclusive Planned Community — homes in Hilltown Township, Bucks County

Pennsylvania's first Neuroinclusive Planned Community — in development.

A planned 7-home neighborhood in Hilltown Township, Bucks County. Five market-rate homes. Two coliving residences, each shared by four adults with autism or other I/DD — who will own their homes, build equity, and live as full members of a caring neighborhood.

The site is identified. The design is complete. We hold equitable interest through our executed Agreement of Sale. What remains is the capital to break ground — and the partners to build it with us.

What business owners ask before saying yes.

No. Smart Redirection works entirely at the merchant services level — your processor sees a normal account. There is no notification to your processor, no flag on your account, and no change to how transactions are handled. The redirection happens in the fee structure, not in the transaction flow.

The exact amount depends on your monthly processing volume and the rate structure we establish together. Steve will walk you through the specific numbers on your 30-minute call — but the model is designed so that a meaningful portion of what you're already paying redirects to FPC without any increase to your total cost.

No. That is the core of the program. You are not writing a check, adding a line item to your budget, or increasing your processing costs. You are redirecting a portion of fees you already pay — fees that currently go entirely to your processor's revenue — to fund neuroinclusive homeownership instead.

Yes. This is a partnership, not a long-term contract. If your business circumstances change, you can exit the program. Steve will explain the specific terms on your call, but there is no penalty for leaving and no obligation beyond the period you choose to participate.

Front Porch Cohousing is a registered 501(c)(3) nonprofit (EIN 87-3442688). The redirected fees are not a direct charitable gift from your business — they are a restructuring of a vendor expense — so the tax treatment is different from a standard donation. We recommend confirming the specifics with your accountant. Steve can provide documentation to support that conversation.

If you switch to a different processor, the Smart Redirection arrangement would need to be re-established with the new provider. Steve will explain how that transition works and what, if anything, changes. Many partners find the program itself is a reason to stay with a processor that supports it.

No. Any business that accepts credit card payments can participate, regardless of where it is located. The impact — funding homeownership for adults with autism and I/DD — is rooted in Pennsylvania's 1st Neuroinclusive Planned Community in Bucks County, but the partnership is open nationally.

Have a question that isn't here? Email Steve directly.

Is this worth a 30-minute call?

That's all we're asking. Whether you own a restaurant, a retail shop, a service business, or a professional practice — if you accept card payments, you qualify. Steve will listen to your situation, explain exactly how Smart Redirection works, and answer every question. No pressure. No commitment.
